Choosing the Builder: Is the Builder really a Builder? There are many obvious things that impact a decision on a builder. I am going to cover the not so obvious. I have been working with various builders in the region for 13 years. The biggest successes are where a client and a builder are successful in communications and trust.Product, prior work, contract content are all very important. Equally a skilled knowledgable builder is invaluable. Believe it or not there are builders out there who have never swung a hammer. They memorize the basic information needed to pass the state test. They hire subs for everything, meaning your cost is more expensive. The less a builder does, the more the house costs, effects your equity and resale. Hands on builders are building homes in the same area, you pay more for less with paper contractors. If their company and workers are not doing at least 40% of the labor you are paying for subcontractor mark up. Just have your Realtor do a cost per sqft anaylsis.
The biggest question to ask is
how long they have built homes. Hire a builder with a minimum of owning their own building company for at least 10 years. Check reputation, biggest isn't always the best. Also, how you communicate when inquiring with the builder. Do you feel comfortable? You will be with this person/and or company for months and years to come.
Are they really Successful? Be careful of the here today gone tomorrow builders. Established, skilled builders are the best. In the Grand Traverse Region there are many reputable builders who do a great job. Ask lots of questions and pay attention to your instincts. Don't let the appearance of success be your guide. Ask for at least 3 satisfied custom build job customers.
Also, being a member of the HBA is nice they are a great group, but the only requirement really is that you have a license and you pay your 350.00/yr. While there are many members with high integrity and skill, it is not a requirement to be a member. Don't rely on the membership alone. CommunicateCommunications are very important during the building process. Any major changes, overages on allowances, construction contract terms,etc-need to be in writing with all signatures. In the interview process, if you Builder does not have systems for change orders and policies on allowance overages-that can cause you headaches later!
Good LuckBuilding a home does not have to be a nightmare, do your homework, pay attention to your instincts and you will make the right choice. Builders build a reputation-good or bad-check them out. Call local Realtors, Bankers, HBA, friends,etc...When you choose the right builder for you, that is a strong foundation toward a win/win experience.
